PREPARATION OF YOUR PROPERTY TO BE RENTED or SOLD

  • Full evaluation and market analysis to establish comparative market value.
  • Recommendations to prepare your property to obtain the optimal monthly rental OR sale amount.
  • Coordination of bids to repair items or obtain maintenance the owner has approved of using a network of qualified vendors thus ensuring all work is completed.

  • Property Manager and/or Realtors will promptly pursue all leads and inquiries and schedule showings of your property during the week, evenings and weekends.
  • Personal property viewing by managers and realtors to prospective tenants; NO Lock Boxes allowing access to open, unsupervised homes.

LEASING SERVICES for RENTALS

  • Thorough tenant credit, background/reference screening and job verification.
  • Preparation of customized rental and lease agreements for each individual owner and premises.
  • Execute rental and lease agreements with qualified tenants.
  • Total compliance with state and federal landlord/tenant laws and disclosure requirements with qualified tenants.
  • Property Manager will meet with new tenants and ensure all agreements have been properly executed prior to move-in.
  • Property Manager will have new tenant prior to move in sign a customized “Statement of Condition” portfolio verifying the condition of the property prior to move-in in conjunction with matched digital photography after a personal walk-through with the tenants.
  • Tenants are required to change utilities into their name upon signing the lease and before Keys are not turned over to the tenant until a written verification of this requirement is done by the property manager.
  • Property Manager will instruct your tenant regarding tenant payment terms and required Property maintenance.
  • Property Manager will instruct your tenant regarding required renter’s Insurance.
  • No pets are allowed unless approved by the home owners and a Pet Application and Pet Policy is thoroughly filled out, veterinarian information is supplied, photos attached of animal and verified and approved by the property manager.

COMPLETE PROFESSIONAL MAINTENANCE SERVICE

Our in-house development and maintenance experience allow oversight of all maintenance activities. We fully recognize that each dollar spent on maintenance reduces immediate income. To enable us to be “owner protective, the following capabilities are employed in this regard.

  1. We talk the tenant through many maintenance issues on the phone before issuing a work order for a repair.
  2. All repairs are evaluated to see if it is a tenant caused problem or a problem caused by normal wear and tear. The cost of tenant caused maintenance issues is charged to the tenant.
  3. We provide emergency repair service for major maintenance issues in order to ordinary business hours, requiring an emergency on-site field response at a per hour rate*, minimum fee assessed*, in addition to actual charges from the vendor.
  4. Arrangements and on-site coordination for renovations, painting/cleaning and carpeting are billed per hour*, with a base minimum fee in addition to the actual charges of outside repair per vendor.
  5. Annual on-site safety inspections with recommendations for prompt measures if necessary are done one time a year for a predetermined fee*.

REPORTING SYSTEM

A monthly maintenance report shall be kept for each unit for income and expense reporting. (Please see ‘Accounting Services’ document in your agreement package for detailed information about GSF’s reports and services)
